Project Pipeline

The Meadow Pointe II Community Development District (referred to as the "District") was established to manage, operate, and maintain essential community infrastructure. The District is responsible for overseeing a wide range of infrastructure elements throughout the community. This includes, but is not limited to:

  • Maintenance of drainage systems
  • Landscaping within street rights-of-way
  • Maintenance of 6-foot walls or fences located within wall/landscape and buffer easements
  • Operation and upkeep of access gates at the community’s entrances
  • Maintenance of tennis and basketball courts

The District also plays a critical role in the planning and financing of community infrastructure, all with the goal of enhancing residents' quality of life. To help fund these efforts, the District issued bonds (the Series 2018 Bonds) to finance some or all of the proposed improvements, as explained further on this site. Additionally, several projects were funded through reserves that the Board had previously set aside for such purposes.

All enhancements or projects described on this site were approved by the District’s Board of Supervisors. This approval process includes selecting contractors and determining which projects proceed. Please note that cost estimates for bond-funded projects were initially provided by the District’s engineer in 2017 and may now require additional funding. Final costs for any remaining projects will depend on factors such as contractor pricing, regulatory compliance, inflation, and rising material costs.

Existing or Completed Bond Projects

The Meadow Pointe II Community Development District issued the Series 2018 Bonds to finance all or part of the public infrastructure improvements known as the “Series 2018 Project.” These improvements include, but are not limited to:

  • Announcement board
  • Awning installation
  • Roadway improvements
  • Gate and camera systems
  • Land and building acquisition for a recreation center/clubhouse
  • Splash pad and lap pool
  • Clubhouse roof, generator, and storm shutters
  • Tree removal throughout the community

The list of improvements will be updated regularly, and progress updates will be provided to keep residents informed. Below is a list of bond and non-bond projects, including their descriptions, current status (in-progress or completed), estimated costs, and estimated completion timelines.
